The Dominion Line

The Dominion Line is a set back line around Lake Anna that one must keep their waterfront home behind. The line is 5 ft. above normal lake level. Basically, if one measures up five ft. vertically and then levels back horizontally to the shore, that is considered the Dominion Line. All parts of the house must be at least 5 ft. from the Dominion Line. This insures that there is no chance of flooding in the house and is important to keep in mind when purchasing Lake Anna Real Estate.

Spotsylvania uses the Dominion Line and the RPA Line

The RPA line is a 100 ft buffer that is required at Lake Anna in Spotsylvania County. The line is measured horizontally from the water’s edge. This restricted building area also has restrictions on the amount and sizes of trees and vegetation that can be removed. A lot of Lake Anna homeowners prefer to clear a lot of trees as to improve the view so it is very important to have knowledgeable people on your side to help navigate this process.

Are there ways to get closer to the waterfront?

In the case of the RPA Line, a house can be moved into the restricted area if an engineered mitigation plan is done. This can cost thousands of dollars in some cases, so it is extremely important to choose a local realtor that can help you understand the rules and know which Lake Anna lots can contain the house you may want to build.

What About Boathouses?

The following is the maximum square footage (SF) permitted at Lake Anna, excluding the area from land to the structure:

• 0-54 linear feet of waterfront = no slip or piers*

• 55-99 linear feet of waterfront = 10 SF / linear foot of shoreline

• 100-300 linear feet of waterfront = 2,000 SF

• Over 300 linear feet of waterfront = 3,000 SF

*Parcels in existence prior to April 2, 2007 shall be limited to no more than 550 SF.
